Commissions Plan

Booking Sale Price

It is the total amount charged to the guest based on the characteristics of the house, competitiveness, and season. Includes all taxes.

Site/agency commission

We deduct the value of the agency commission from the total value of the booking/stay.

Management commission

We calculate the management commission amount after the amount related to taxes/commission has been deducted.

Owner Amount

Net income for the owner, free of commissions.


Answers to the most usual questions about the process.

How is the Touristic Tax processed?

In some cases the reservations platform charges the touristic tax to the guest and then transfers it to the local municipality.

In other cases the host receives the amount of the Touristic Tax at check –in and then transfers it to the local municipality.

Is the notification to the Immigration Control Authority mandatory?

Yes. The host collects information from guests at check-in and notifies authorities.

Who settles the price for the night of the Local Accommodation?

It is the manager of the accommodation (ATLocal), based on factors like localization, competition, typology and other characteristics.

The minimum value is agreed with owner.

My property is situated on a restraint area and I do not have a license to operate. What can I do?

Our stay in Lisbon was exceptional! André is a very welcoming host.
We arrived in Lisbon before check-in and he allowed us to leave our luggage at his office until the place was ready and there was also an early check-in for us. He showed us the apartment and gave very detailed and useful suggestions on what to do, where to eat and the best way to get around the city. Throughout our stay he was very friendly and in touch and was an excellent resource throughout our stay to ask questions about Lisbon. The apartment itself had an incredible view and was the perfect space for what we needed.


André was a wonderful host and gave us lots of local information when we arrived, and offered to be available should we have any questions during our stay. Great communication all around, and he also provided additional tips for our ongoing trip to the Algarve. The apartment is exactly as shown in the photos. Very comfortable, clean, nicely furnished and decorated. Located in a quiet and beautiful little side street in the Graça district there are restaurants and cafes right around the corner (fantastic views over the city), and it’s also a short nice walk to Alfama. Highly recommended, couldn’t have found a better place and location.


André and Christina’s place at Villa Bertha more than lived up to our expectations. It is on a very beautiful street in a great location with a wonderful community who were preparing for the colourful Festival of St Anthony when we arrived. The apartment is as described and had everything we needed. There are great restaurants nearby and we walked easily into the city centre or caught Tram28. The information in the apartment was helpful and André responded swiftly to all our enquiries even kindly allowing us to store our luggage until we could check in. We look forward to returning one day soon.
